The Zoning Enforcement Officer determines whether proposed uses of land are permitted at the location described, provides guidance for the location of buildings (from malls to tool sheds) on property and assists in the enforcement of some town ordinances.
One of the reasons the Zoning Enforcement Officer is located in the Building Department is that Connecticut law requires that certain "projects" must comply with Zoning Regulations before a building permit can be issued.
Some parts of the Manchester Zoning Regulations may be varied by the Zoning Board of Appeals, if a hardship can be shown to the Board at a public hearing. The Zoning Enforcement Officer can assist in making application to the Board and also attends all meetings to help in answering questions. Applications for variances and special zoning permits are available in the Planning & Economic Development Department.
The Zoning Enforcement Officer also can provide information regarding the Town Inland Wetland and Watercourses Regulations.
